Kents Farm Cottages are dog friendly and set in a 12 acre smallholding on the edge of the Lincolnshire Wolds. The chalk-capped Lincolnshire Wolds contain the highest ground between Yorkshire and Kent, affording extensive views to Lincoln Cathedral in the West, the sea to the East and the Fens to the South. Most of the Wolds was designated an Area of Outstanding Natural Beauty (AONB) in 1973.

We are a birdwatchers and nature lovers paradise, with watersports, windsurfing, horse riding and angling close by. We are in the perfect location for cycling, walking, birdwatching, fishing or just relaxing. Sit in our lovely gardens beside the pond and listen to the sound of running water and birdsong.



The Cottages
The cottages were converted from an old Lincolnshire farm barn during 2009/2010. Situated in the small hamlet of Austen Fen, beside the Louth Canal.

Lounge
To the right as you enter there is a 3 seater sofa bed. On the left a small chest of drawers
There is also a 3 seater sofa and a 2 seater sofa. Digital Television with remote control. Freesat box.

Self Catering Kitchen
Open plan kitchen with table and four / six chairs. electric fan oven and ceramic hob, fridge, washing machine, (clothes line outside), microwave, toaster and kettle, extractor fan.
There is a fire blanket and extinguisher in the kitchen.

Bedroom
Double bed provided. 4′6" in Clares Cottage with double sofa bed in large lounge and 5′ in Wolds View Cottage 1st floorbedroom and 4'6" in ground floor bedroom.Plus double sofa bed in large lounge.
Non feather, Hypo-Allergenic duvets and pillows provided with protectors.
Sheets, duvet covers and pillowcases are all cotton / polycotton. Towels provided are cotton.
Pine cot and bedding in Wolds View Cottage and Travelcot and bedding in Clares Cottage.

Double wardrobe with 12 hangers and solid wood chest of drawers.
Bed is moveable if more space is required to one side.

Ensuite Bathroom
Bath, WC, Washbasin and heated towel radiator.

Also, wet room with shower, basin and toilet on ground floor.

Grounds and Gardens
There is a private patio to each cottage with table, chairs / bench and parasol and both gardens are enclosed, therefore, no escapees, also an ash tray.
The gardens are bordered and the area is covered with gravel and slabs.



Pets
Please bring your own pets beds and poop scoops, a bin is provided for disposal.
Pets must be responsibly cared for at all times and dogs must be kept on a lead and not let out on their own or left in the cottage alone unless in their cage.

 

There are several dog walks outside the gate. We do understand that accidents can happen on the way to the gate and we request they are cleaned up immediately and deposited in the bin provided. Well behaved pets and responsible pet owners are welcome but we request that pets are kept off the furniture and are not allowed upstairs. There are lots of walking areas outside the gate and along the roads and canal bank. Do not let your pets foul in the yard.
